How long does water mitigation take?

Mitigation is measured in drying days, not calendar days, and the clock starts at extraction. Day one is water removal, containment, and equipment placement. Days two through four are monitored drying, with moisture readings taken at the same points every visit. The job ends when those readings hit the dry standard — not when the equipment has been running a set number of days.

A single wet room with tile or vinyl over a slab often clears in two or three days. Wall cavities and insulation add time because the cavity dries slower than the surface. Hardwood is the long pole: even with mat systems pulling moisture through the boards, hardwood commonly runs seven days or more, and it is the one material most likely to extend a job past a week.

Category matters as much as material. A clean-water supply-line break dries on the fast end. A Cat 3 loss — sewage backup, or floodwater that sat long enough to turn — adds removal and cleaning steps before drying can even start, because contaminated porous materials come out rather than dry in place.

The number that surprises people is what happens after: mitigation ending does not mean the house is finished. Drywall that was flood-cut, flooring that came out, and trim that was removed all belong to reconstruction, which is a separate phase on its own schedule.

  • Water is still entering the building — mitigation cannot start until the source is stopped.

  • More than 48 hours have passed with no drying equipment running; mold risk climbs sharply past that point.

  • The loss involves sewage or floodwater, which needs containment before anyone should be in the space.

What not to do

Avoid these — they make the loss worse.

  • Don't pull the equipment early because the floor feels dry. Surfaces dry long before the wall cavity and subfloor do, and a job stopped at 'feels dry' is the classic path to mold four weeks later.
  • Don't rely on a calendar promise from anyone who hasn't taken a moisture reading in your home. A timeline quoted over the phone before an inspection is a guess.
  • Don't run household box fans on a saturated wall cavity and call it drying — moving air across a closed cavity does very little.
