Glen Ellyn is one of the towns in our files where mold shows up on its own. Four of the recorded causes behind our Glen Ellyn jobs are mold with no water loss at all: a damp stone basement, an attic with its original ventilation, a crawl space under a 1920s addition. The rest follow water, a roof leak, a sump failure that was dried with household fans, a slow leak under a sink. The first job in every case is finding the moisture that fed the growth.

We are a family business in DuPage County, and our Glen Ellyn mold work is run by the same project managers who handle the water losses that cause most of it.

Why the old stock grows mold

A fifth of Glen Ellyn's homes were built before 1950 and more than half between 1950 and 1989. Stone and brick foundations wick ground moisture year-round; basements finished with paneling and carpet in the 1970s put organic material against those walls; attics that were insulated later without adding ventilation hold humid air against the sheathing; and additions built over crawl spaces leave bare soil under the floor. None of those needs a flood to grow mold. They need a humid summer, and Glen Ellyn supplies one every year.

The teardown rebuilds have their own version: tight construction, finished lower levels and bathrooms over living space, where a slow leak sits inside a wall cavity until the drywall shows it.

Testing, containment and removal

We recommend a test when the growth is hidden, when a sale or a claim needs a documented baseline, or when a household member has a medical reason to measure the air; when the mold is visible and the source is known, testing adds cost without changing the scope. The work area is sealed with plastic and held under negative pressure by HEPA air scrubbers from the first day to the last. Colonized porous material is removed and bagged inside the containment. Framing, sheathing and stone are cleaned and treated, and wood with growth in the grain is abraded or media-blasted to sound material. The area is HEPA-vacuumed before the plastic comes down.

The source is corrected in the same job: dehumidification and drainage for a damp basement, ventilation for an attic, a vapor barrier for a crawl space, a plumber or roofer for a leak. Without that the growth comes back, and we would rather not be paid twice for the same wall.

Documentation and rebuild

Each job is photographed before, during and after, with a written scope and, when a baseline test was taken, a clearance test by the same method. Mold that followed an insured water loss gets a file in the adjuster's format; mold from a maintenance condition gets the same file for your records or a buyer's inspector. Our reconstruction crew closes the walls and ceilings afterward.

The State of Illinois adopted a mold remediation registration rule, run by the Department of Public Health, that took effect in September 2026; we will tell you where ours stands whenever you ask.

Mold remediation in Glen Ellyn: questions

There is a musty smell in our stone basement but no visible mold. What should we do?

Have it inspected and metered. Growth behind paneling or under carpet on a slab is common in Glen Ellyn's older basements and does not always show. If we find it we scope the containment to where it is; if we do not, the fix is moisture control, not remediation.

Can we stay home during the work?

Usually. The area is sealed and under negative pressure, so the rest of the house is separated. We say in advance when a job is big enough or near enough to bedrooms that staying would be unpleasant.

Is mold covered by insurance?

It depends on the cause and on the mold limit in your policy, which is often small. Mold following a sudden covered water loss is handled differently from mold that grew from humidity or a long leak. We document the cause and timeline for the adjuster and do not promise an outcome.
