In a Westmont house we look first in the lower level of a 1960s or 1970s split-level, behind paneling that was put up over furring strips against block, or under carpet on a slab that has been damp more than once. In the townhomes and condominiums we look behind a bathroom wall or under a kitchen sink where a slow leak ran for months. Either way the growth is a symptom; the moisture is the problem, and the first job is finding it.

EcoClean Restoration is a family business based in DuPage County, next door to Westmont, and our mold jobs are run by the same project managers who handle the water losses that cause most of them.

Why boom-era lower levels grow it

The biggest share of Westmont's housing went up in the 1960s and 1970s, and the lower levels of those houses were finished when paneling and carpet were cheap and vapor barriers were not. Block walls wick ground moisture, furring strips hold it against the back of the paneling, and carpet pad on a slab stays damp after every seepage. A single storm that fills a window well, dried with a box fan, is enough to start growth that stays hidden for a season. Attics insulated later without added ventilation hold humid air against the roof sheathing in the same way.

The multifamily buildings have their own version: a shared wall with a bathroom on the other side, a condensate line in a utility closet, a water heater pan that overflowed quietly. Those are small areas with a long history, and the containment is usually one room.

Testing, containment and removal

We recommend a test when the growth is hidden, when a sale or a claim needs a documented baseline, or when a household member has a medical reason to measure the air; when the mold is visible and the source is known, a test adds cost without changing the scope. The work area is sealed and held under negative pressure by HEPA air scrubbers from the first day to the last. Porous material with growth, paneling, drywall, insulation, carpet and pad, is removed and bagged inside the containment. Block, framing and sheathing are cleaned and treated, and wood with growth in the grain is abraded back to sound material. Before the containment comes down, every surface inside it is HEPA-vacuumed.

The source is corrected in the same job: dehumidification and a window well drain for a damp lower level, a plumber on the bathroom or kitchen leak, ventilation for an attic. In a condominium the association is brought in when the source is in a common element.

Documentation and rebuild

Every job is photographed before, during and after, with a written scope and a clearance test by the same method when a baseline was taken. Mold that followed an insured water loss gets a file in the adjuster's format; mold from a maintenance condition gets the same file for your records, a buyer's inspector or the association. Our reconstruction crew closes the walls and ceilings afterward and pulls the village permit the work requires.

The Illinois Department of Public Health's registration rule for mold remediation companies took effect in September 2026, and we will tell you where ours stands when you ask.

Mold remediation in Westmont: questions

There is mold behind the paneling in our lower level. Does all of it have to come out?

Only the paneling and furring that are wet or colonized, which we find by metering the wall. The block behind it is cleaned and treated, not removed. A whole-room job is common; a whole-basement job is not.

Can we stay home during the work?

Usually. The area is sealed and under negative pressure, so the rest of the home is separated from it. In a small townhome where the work is next to the only bathroom we tell you ahead of time.

Will insurance cover mold removal?

That depends on the cause and the mold limit in your policy, which is often small, and in a condominium on which policy the source falls under. Mold after a sudden covered water loss is treated differently from mold that grew from humidity or a long leak. We document the cause and timeline; the carrier decides.
